The development will serve drivers on one of Virginia’s busiest east-west routes while offering easy access for north-south travelers.

Plans call for a 74,000-square-foot store featuring 120 fueling positions, 557 parking spaces, 24 Tesla charging stations, and dedicated spaces for buses and RVs. The layout supports high-volume traffic while integrating with ongoing regional improvements on I-64.

Development Timeline

Initial expectations pointed to a 2027 opening, with earlier targets even referencing 2025 before coordination with major road projects pushed the date forward. The company acquired the 27-plus-acre parcel in 2023 for approximately $6.5 million.

Infrastructure Coordination and Delays

A key factor in the schedule involves the Virginia Department of Transportation’s (VDOT) Exit 211 Interchange Improvement Project, which will create a diverging diamond interchange. This work, currently in design with construction slated to begin in spring 2027 and finish around fall 2029, directly influences the Buc-ee’s timeline.

County Administrator Rodney Hathaway noted during a December 2025 Planning Commission meeting that Buc-ee’s aims to align its grand opening with the completion of these improvements. The company has since confirmed a projected opening of December 2031.

Broader I-64 widening efforts in the region, part of a multi-hundred-million-dollar initiative, further underscore the coordinated approach to managing increased traffic and commercial growth.
